DESK TOP OPINIONS

“Desk-top” opinions are valuations of personal property prepared without the benefit of an on-site inspection.  In many cases, a “desk-top” serves as a preliminary indicator prior to an appraisal.  In order to perform a “desk-top” opinion, a detailed list of assets including: location, make, model, serial number/age, and other pertinent information must be provided.   Without an inspection, assumptions must be made.  If actual condition is unknown, average condition for the subject age is assumed.  A “desk-top” opinion cannot be performed without adequate information.  Many clients consider “desk-top” opinions a valuable tool.

ASSET VERIFICATION

Appraisers often rely on information provided by a client or subject company for crosschecking, support, and as a research tool. This information is often provided by accounting professionals in the form of depreciation schedules.  Although depreciation schedules are created for accounting purposes, many rely on these lists for valuation and asset tracking.  For Ad Valorem tax purposes, they are often used to render cost to tax districts.  Typically, asset schedules are unreliable documents for purposes other than internal accounting.  There often seems to be a communication gap between accounting and operation departments within a company.  Many times there are phantom assets on the books that have been previously disposed of. There are often soft costs in the form of software, rebuilds, relocation, consulting fees, tax payments, etc. In some cases there are large groups of equipment or projects grouped together due to allocating a purchase price, or large upgrade projects.
